Reading Reviews of a Commercial Contractor

Online reviews are a useful starting point, but commercial construction works differently from a one-time service call. Many of the people who work most closely with an electrical or mechanical subcontractor, including general contractors' project managers, public owners' facility staff, and school district representatives, rarely post reviews at all. The clearest picture comes from combining what you read online with the contractor's project history and conversations with the people it has built for.

When you do read reviews, look for specifics: whether crews showed up when scheduled, how problems were handled when they came up, how well the contractor communicated, and whether the finished work held up. Patterns across several reviews say more than any single one.

Keep in mind what a review can and can't show. A single post rarely covers a commercial project from bid through closeout, and it may reflect one phase or one crew. Reviews are best for seeing how a company treats the people it works with; the scope, scale, and complexity it can handle are better judged from the projects it has delivered.

Checking a Contractor's Track Record

For publicly bid and larger private work, a contractor's project list is often the best evidence available. Look for work similar to yours in size, building type, and conditions. A phased renovation of an occupied courthouse, a new municipal DPW campus, and an aquatic facility for a school district each test different skills, working around daily operations, coordinating a large site, or finishing around the academic calendar.

Longevity counts for something as well.
